This is a must for new and old homes alike. An inspection will determine the condition of the plumbing, heating, cooling and electrical systems. The structure will also be examined to assure it is sound and to determine the condition of the roof, siding, windows and doors. Appliances that are included in the home will be thoroughly checked. The lot drainage will also be inspected to determine that the water does not drain toward the house. Most buyers prefer to pay for these inspections so that the inspector is working for them, not the seller. You may wish to include in your agreement of sale the right to cancel, if you are not satisfied with the inspection results. In that case, you may want to re-negotiate for a lower sale price or require the seller to make repairs.
Four (4) Point Inspection
The Four Point Insurance Inspection was created after Hurricane Andrew struck Florida in 1992. It is performed on behalf of the insurance companies and, typically, as a requirement for the insurer offering insurance to the new homeowner. Insurance companies are beginning to see the benefit of this inspection. The benefit to the insurance company is, obviously, reduced loss risk on homeowner’s insurance policies. It consists of the following components
- Roof Inspection
- Electrical Inspection
- HVAC (Heat, Ventilation & A/C)
- Plumbing
The insurance companies are looking for the four systems to be in generally good working condition and fulfilling their intended function. If the home is an older home the insurance companies want to see that the systems have been updated. Our forms are approved by all the major insurance companies for the State of Florida.
Windstorm Mitigation Inspection – Wind Mitigation Certification
A Wind Mitigation Inspection is an inspection service that may reduce your windstorm insurance. Wind Insurance discounts are available for building features that reduce damage during high wind events.
The Wind Mitigation discounts are justified because stronger, more wind-resistive structures have lower windstorm losses, which mean reduced costs to the insurance companies. Most existing structures have one or more wind resistive feature that will qualify for some Wind Mitigation discount. Wind Mitigation Inspections are available for all single family homes, townhouses, condos and commercial buildings. We will inspect for the Wind Mitigation features present in your property and produce a certificate upon completion for you to use to receive your wind mitigation credits on your policy. A homeowner with windstorm insurance can submit the results of a windstorm inspection to their insurer or insurer's agent to obtain discounts on their windstorm insurance. In Florida, for example, premium discounts for certain favorable wind mitigation features are mandated by State law and can total 45% of the original windstorm policy’s premium.
Roof Condition Certification Inspection
The Roof Condition Certification is different form the Wind Mitigation Inspection and can also lower your insurance premiums. Citizens Insurance now require Roof Condition Certification Inspections or proof of roof replacement upon renewal for homes of certain ages. Proof of roof replacement or the better option of a Roof Condition Certification Inspection will be required for homes that are 25 years and older if it has a shingle roof. Homes with tile or metal roofs, and mobile homes 50 years or older will also be required to have the Roof Condition Certification form filled out. In order to pass the Roof Condition Certification, the roof must not leak, and must have at least 3 years of useful life remaining.
